Case Study 1: South East London

Industrial cold store vacated two years ago and remaining unsold after potential offers failed to materialise.

Pyle Owen were instructed to review the options. We used our design and building team to re-appraise seven alternative schemes. None of them produced a full recovery from merely land and building value. The only option was to incorporate land value with development profit and find additional construction capital to create a trade park. Pyle Owen raised the funds required to create the potential added value and will lead the work out to completion.

Case Study 2: Provincial City Suburb

Victorian Mansion previously used for student accommodation. Planning Consent was granted in 2007 for 30 flats. The property has been left vacant and is now badly vandalised.

Pyle Owen were appointed to review the options to achieve full recovery without additional capital expenditure.

Our investigations indicated that the property was not listed and we were able to convince the council that full demolition was beneficial. The site could now be re-planned to accommodate either a 90 bed care home with 15 apartments or 24 new homes. Both land values produce a recovery this year.

Case Study 3: Portfolio Review

Pyle Owen were appointed to review 40 non performing loans for a major finance company. The assets were spread across the UK and were primarily small and medium scale residential developments at a variety of construction stages.

We referenced each property, reviewed local market conditions and expenditure forecasts. In most instances we met with the borrowers and contractors. Our dedicated team reported within four weeks with clear strategic advice on how best to achieve recovery given time and capital restraints.

We are now retained to support the mortgagees' in-house recovery team and where appropriate work with the borrowers to achieve best value.
